Seven small apartments, each around 560 sf (52 m²), occupy a formerly underused parking lot behind an existing two-storey commercial building on Hennepin Avenue in South Uptown Minneapolis. The infill addresses growing demand for compact, affordable urban living in one of the city's most walkable neighbourhoods, steps from shops, restaurants, and transit, with Lake Bde Maka Ska reachable in minutes by foot or bike. 

The new building connects directly to the existing structure, a classic American main street retail block in warm red brick, adopting the same masonry language in a darker, more muted tone. The result adds density and continuity to the traditional streetscape without competing with it.




The units are based on the “Tiny module”, a prototype developed with Lander Group for infill sites across Minneapolis. Each apartment runs along a long glazed side that stretches the perceived space well beyond its footprint. Functional and considered, but genuinely cozy. A bedroom with a mirrored sliding door separates quietly from the living areas without sacrificing openness. Dedicated laundry sits built into a cabinet, the bathroom offers a walk-in shower, and the kitchen, complete with an island, flows directly into the living room. In most living rooms, windows on two sides bring in light from more than one direction, making the compact plan feel anything but small.
